White River Country Estate

White River Country Estate has grown into one of the best golf course housing estate developments in South Africa. Long-term rentals on the estate are in high demand, and at current we have a waiting list for people wanting to occupy homes. Here, position plays a factor on the rentals of the homes. Long term rentals fetch between R7 500-00 and R12 000 per month. If you are looking for an investment opportunity, and are not planning to live in or visit your home for some time, then this is the ideal option.

Finance: Finance for your property can be arranged through ourselves through the financial institution of your choice. Non-residents of South Africa can also apply for finance through the South African financial institutions, and we can co-ordinate this on your behalf.

Available Stands: Stand prices vary between R700 000 and R1 420 000 and sizes are currently between 1200 – 3000 square meters.

Levies and Rates & Taxes: Levies are currently R1380.00 per month payable to the Home Owners Association (A Section 21 – Non-Profit company which manages the Estate). This includes security – a perimeter electric fence, infrared beams around the entire border of the Estate, security guards at all entrances during the day, and they patrol the Estate during the night. It also includes the general maintenance of the Estate, roads, entrances etc, the mowing and edge trimming of each personal garden and the general mowing of all communal areas.

Rates and Taxes are currently 3.2% of the raw value of the land, you can average this out at approximately R350.00 per month per stand, this will be changing though as the Mbombela Municipality is busy  with new valuations according to new rating legislation awaiting council guidance.

Building: Regarding building a home on the Estate, there is no time limit in which to build and many of our owners have opted to pay off their stands before commencing construction of their homes. The only pre-requisite is that first-time builders pay the Home Owners Association a R2500.00 deposit (this is refunded in full on completion of their first contract, and once the site is cleared and cleaned), they also need to be a registered member of the NHBRC.

Maintenance of your house on the Estate is almost nil as the exterior of the homes on the Estate have to be built in face-brick, terracotta tiles and stone plinths.

Owners on the Estate vary from Corporate Ownership; Omnio, African Life, Nedbank, FNB; International Owners (some who have emigrated and others who use their homes for three – six months of the year), young couples with children, retired couples. Our owners all enjoy the lifestyle on the Estate and nearby Lake Longmere, Lake Hulala and Klipkopjie Dame i.e. walking, cycling, mountain biking, windsurfing, fishing, bush adventures, golf and tennis to name a few – we are very fortunate to be able to let our children run free on the Estate and take walks along the road and river without feeling threatened.
